M.C. Dean’s North Charleston office has achieved Gold-level certifications based on the Leadership in Energy and Environmental Design (LEED) and the WELL Building Standard rating systems, recognizing the facility’s performance in sustainability, energy efficiency, and occupant well-being. This project is the first building in South Carolina to earn dual LEED-Gold and WELL-Gold certifications.

M.C. Dean opened the doors to its newest 25,000-square-foot office in the Charleston region in December 2024, supporting continued growth in South Carolina. That same focus on disciplined execution and long-term investment in the region has also been recognized externally, including by SC Biz News, which cited the project’s difficulty, design creativity, innovative construction techniques, collaboration, sustainability, and community impact.

“Achieving dual LEED Gold and WELL Gold certification — the first in South Carolina — reflects our ability to integrate building systems, construction execution, and operational performance into a single, measurable outcome,” said Bill Dean, chief executive officer. “This result was driven by disciplined coordination across engineering, construction, and operations, and by designing the facility to perform efficiently while supporting the people who use it every day.”

LEED, administered by the U.S. Green Building Council, is a globally recognized green building rating system that guides the design and construction of high-performing, sustainable buildings. Certification evaluates performance across categories including energy use, water efficiency, materials selection, and indoor environmental quality.

WELL, administered by International Well-being Institute, focuses on how buildings support human health through design, operations, and policies, with emphasis on factors such as air and water quality, lighting, thermal comfort, and occupant experience.

The office incorporates design and operational features that contributed to its LEED and WELL Gold certifications, including:

  • Sustainable Energy: The office incorporates smart, energy-efficient systems designed to reduce environmental impact and support long-term operational efficiency. These strategies align with LEED performance goals while supporting responsible energy use throughout the facility.
  • Utility and Function: Building systems are designed to adapt to occupant needs, supporting comfort, efficiency, and operational performance. Integrated controls help monitor environmental conditions and energy usage to enhance the daily experience of employees and visitors.
  • Aesthetic Environment: Lighting and overhead electrical assemblies integrate seamlessly into the office environment, creating functional and visually engaging spaces that support collaboration and productivity.

As part of its ongoing operations strategy, M.C. Dean will continue to track, and report building performance in accordance with LEED and WELL requirements and plans to pursue future recertification to maintain high standards for sustainability and occupant experience.
